Following the considerable reduction buildings‘s Life Cicle Design and the constant growth of overall cost, is gaining ground a renovated interest in the quality of the buildings in a perspective of the life cycle. The fight against functional and technological obsolescence is the challenge that we face in the recovery of existing buildings that often ends in an uncomfortable performance in terms of expectations and needs of new users or functions and an discomfort technological due to the difficulty of technological upgrading of plant systems are too rigid. Therefore, incorporating plant systems that are maintainable and flexible represents a design strategy aimed at ensuring a building of enduring quality and minimize the extent of the maintenance work, adaptation and transformation. In the paper are identified problems, strategies and opportunities related to the relationship between flexibility, maintainability and durability of interventions.
